As an outsider I don’t understand people who want to move from St James Park, at the moment it’s a little bit lopsided but this could be rectified by extending round the Gallowgate so it’s the same as the Milburn and Leazes and then adding one smaller single tier to the east stand joining the roofs.
I believe there’s enough room behind the east stand for one single tier only problem being the right to light issue for the listed buildings behind, but if bought by PIF I think there already owned by a Saudi company the right to light issue would no longer be a problem . Capacity 65000- 70000 ?
The buildings behind could then be used for various purposes by the club, offices accommodation, bar’s maybe a club museum
The cost, I’m sure it will be less than 1 billion, I’ll be surprised if it was more than 500 million but a lot less than the 2 billion plus being quoted for a new stadium !
