Your best bet in Newcastle - assuming that you have the space - is to incorporate other forms of entertainment into the stadium. Hoy in a casino, several bars and restaurants, all that sort of stuff. If we built on, say, Castle Leazes, there’s nowt at that end of town. Also add a hotel etc. You’d want to absolutely maximise income. We’re not going to get NFL games a la Spurs - nee bugger would be interested. Newcastle is a city famed for its nightlife - make the club part of that, and get some coin in.

SJP is no more the city centre than the arena site. You wouldn’t go anywhere near it on a day out in the city centre if football wasn’t played there.

It also means we’re likely stuck with a match day income around half that of Spurs. It wouldn’t exactly be a strong signal of intent.

They’re not going to pay that to get around £70m back on the gate. It’ll be comfortably £200m+ for a temporary stadium with the barest of amenities. A 50k stadium isn’t going to just be plonked down - it would require substantial civils works to build it.
