Newcastle submit £300m plans to develop SJP - Official

Has nobody thought that this might just be a way to get planning permission to gain some value for the club so that share prices rise and make even more money if the club is sold?

 

A house with planning permission for an extension is worth more than one without, it might just be a way of attracting potential buyers towards the club after two dropped out earlier this year.

 

 

You could be right there mate, I pointed out a few pages back that this is what Belgravia had planned if they bought the club, I thought maybe they could be the potential financial backer but it would make more sense if the board were doing it to increase the value of the club in case they come back in for talks.

 

You really have your head up your arse ref the board Baggio  mackems.gif You'll be saying next that teams try to win the league, and buy top players, because it improves the share price if they decide to sell up  :clap:

 

Rather than actually "planning" something which will last for half a century at least, when other clubs are also improving and extending stadiums. Still, "planning" is only something everybody else does but us  mackems.gif

Without knowing too much about these plans other than what has been presented by the club and media, my first reaction is favourable, very. While we don't have the team today to sit 60,000 + bums on seats, that doesn't mean we won't in the near future and I'm a firm believer in speculating to accumulate and an extra 10,000 seats can only ever be an asset to the club. Likewise a super hotel and conference centre can only be an asset to St. James' Park and indeed the City too. Plus the creation of 1,500 jobs can never be sniffed at, especially here in Newcastle. There is never a bad time to expand, not in the retail, leisure and entertainments industry. These assets, the extra seats, a hotel, new office space, a super conference centre, will always serve a purpose and are good long term investments for sure. SJP is prime land, a major focal point and globally recognised, it is a good idea to capitalise on that and these plans can only enhance the brand that is Newcastle United home and abroad. I read that £20m worth of contracts had been turned down over the past 3 years due to the City not having the facilities, well looking beyond football for a moment, the economy could always do with some new money so this isn't just a football thing and I do hope the City (especially the planning department) recognise this.

 

Now to get those finances in order and to assemble a team capable of challenging for things...

To get back on topic. If the finance is being met outside the club, then I can't see anything other than it being a good idea.

 

For one thing, those people mumbling on about the current need being the team, the same people who think the club should "plan" and exercise patience ........

 

Laughable, when you consider this proposal will give Newcastle United a ground that will see them in good stead, with the potential to maximise more when we have a good team again, well into the latter part of the century.

If the extension goes ahead the quality of SJP will put Parkhead to shame!

 

Does anyone know if the east stand can be flattened and then redevolped at an incredibly steep angle much like certain stadia on the continent?

 

Anyway I hope the capacity is not just extended to 60,000 I hope its something like 63 or 64,000.

Back on topic, do you remember a few months ago an article about what Belgravia planned on doing if they took control of the club, don't you think it's suspicious that the club submit planning permission for pretty much the same thing?

 

The three possibilities for this are (1) Someone else has picked up on Belgravia's idea and have offered to finance the property deal (2) Belgravia have offered to finance the deal without taking over the club or (3) The board (Not necessarily Shepherd) have decided to get the planning permission so that if Belgravia do come in at a later date the club would be worth more.

 

All possibilities, don't you agree?

newcastle have had plans to develop land round st.james for at least 6 years. they were thrown off track by the misguided adventure with MGM and the plan for a super-casino though. and the current developments have apparently been plannd for 18 or so months according to one of the Shepherds. Last September, before the proposed Belgravia property deal was announced, nufc objected to a development on the site of Wellbar House as it could imfringe upon their plans, so it shows they've had the plans in store since at least then. it's possible that we got the idea for development from belgravia, but it is much more likely to be the other way round.

 

the problem with using planning permissions to boost the value of the club is that this will be a staggered development with individual applications as and when they are needed. it could be that the first phase may be under construction before the other parts of the scheme are even submitted to planning. if they wanted to boost property value, they'd make one big outline application.

Of course. Point 1 is welcome, if it is fact. Point 2 would be surprising, they would want SOMETHING, and point 3 is what I commented on.

 

Anything directors do to improve the club at any stage is with the intention to improve the club which automatically boosts the share price, whats wrong with that ? You and others make comments on business, this is business isn't it ? Do you not want them to improve the club ? Do you understand this was my meaning, or not ?

 

All I will say is what I have always said. If the club sells up, lets hope the replacements will be better - and the sensible people will look beyond an intial "sweetener" - but it is by no means a foregone conclusion that they will be better and as the team have actually done quite well, relatively speaking with not many doing better, the odds are high that they might not be. This business about showing ambition, I find it amazing that so many people think any replacements will have genuine ambition for the club, and the real desire to break into the top 4, because it means taking serious risks, the only alternative being to find a manager who is the real deal and be patient while the club builds a top youth system.  But other clubs are also looking, how can you or anybody say it will be us to find him first. You can't.

 

Lets be realistic and not daydream here.

 

It is obvious the vast majority of people SAY they will be patient, but when it boils down to it, they are not. Some of the comments in this very thread prove it beyond dispute.

Its such a shame the East stand can go up to level 7, could you imagen level 7 all round, it would be one of the finest stadiums in Europe! theres a pic going around that shows all the stands built up but still to actually see it!

I didn't understand what point you were making, I presumed you seen a post by me mentioning the board and went off on one like you usually do.

 

I've no problem with what the board are doing, I think it's great that they are looking at ways to improve the clubs finances which can only be a good thing for us long term, I've spoke before how I think the club is understaffed at management level so it was also good to see them bring in this chap Walton to supervise the whole project.

 

As for your point about a takeover, I'm not naive enough to think anyone will be better than the current board however anyone spending the kind of money being talked about to buy NUFC will know doubt want to see the clubs value rise, the obvious way to do that is to invest money and push on to the CL.

 

I'm not completely ungrateful for what the current board have done for us, however even you will find it hard to deny that the club are going in the wrong direction and have been for a while now, nothing that a top manager (or DOF ;)) wouldn't sort out I know but after the appointments of both Souness and Roeder I have no faith in Shepherd or the other directors employing that man.

Therein lies the crux of the problem. Every right-minded fan of NUFC knows that Roeder is at best a clueless fool, but few now have faith in The Fatman and his chums to make the right footballing choice - get rid of him and get a proper manager in.
