My point as well. Most real estate people understand this concept. What I've been getting at all along. Adjacent land to the stadium is not something you go selling about unless someone is coming in and putting in a MASSIVE project on that land that will beneficial to you, with massive demand generating type draw that will positively impact home match attendance etc. And usually in those cases, you should be able to put a favorable long term ground lease on that and sell the leasehold interest to someone who will not only cover their lease obligations but will be making good money it. Its more small time mentality man.

I call BS on that. AP saw HBA as his magic meal ticket and also saw him as the easiest scapegoat he's got. He'll wax lyrical about him when he plays well, and when other players don't perform, esp in the defensive department - those who are actually in the team to either defend or graft or that would be considered their better skills, don't play well, they don't get bollocked in the press - its HBA who get's sent out the team. I'll defend and slag HBA when it's due - but AP is talking more nonsense as usual.

What's the size of the land anyway? How are land values in Newcastle? Esp. near the Ground? That land would be a dream for any other owner of this club, besides simple lease income, you could build or develop a multitude of shops, restaurants, parking, museum, offices, etc. and it all be another facet of the club or rental income to the club if you made it a mixed-use entertainment venue. You could turn that into something with profits going to SBR Foundation or other local charities/children's football clubs etc. It's not like this decision NOT to do this, is shocking, its just one of many other decisions that point to a man who clearly doesn't care about anything then his own wallet. (if he sells this land, his own asking price of the club should go down as well, right? by some few million?...how much is the land worth anyway?)
