Yeah, not sure how many kids those estates will provide to fill the school up. When I went there it was mainly working class kids. The houses on those estates will cost a fortune. Not sure people there will want to send their kids to Monkseaton High. Could be wrong though.

Lots of talk that the council want that land to sell on to developers for more of those kind of estates. 

Probably just rumours but wouldn't be surprised.

A lot of people were asking questions without a doubt, some of the stuff served up warranted questions imo. I don't recall anyone saying they wanting him gone though. 

 

Managers will always face questions when results or performances are lacking especially online.

Kin hell, that is a mad comment and I can see why it's something which would lodge in someone's brain.

That article reads as pretty depressing to me, and makes me think it will all be kicked into the long grass. Sure, they might announce a plan soon but I won’t be surprised if a shovel doesn’t hit the ground for years.

It's actually a pretty good and well informed article, and probably the most accurate so far in covering the various constraints that have been mentioned in dispatches about expanding SJP. It also does well to cover the benefits of SJP location in terms of transport/infrastructure which peripheral sites would almost certainly fail on.

 

The only thing it is a bit light on is the alternative sites for a new build in the city. I still don't 100% get why the focus is so much on Leazes Park, when looking primarily at Castle Leazes is a much more viable solution.

Not really.

I very much doubt that anyone at the board level who will be involved in it will have any doubts about it happening. Any doubts about it happening from someone at the club will be from someone not involved in it.

The main reason behind those doubts is the training ground, but plenty of people suspect that they are waiting on land becoming available for that before they can do anything, with both sites at the ministry, and Northumbrian Coach Lane campus being rumoured.

Also I'm not a fan of the idea but just because Homes England have bought a big chunk of the Forth Yards site now I really don't think that would preclude them again being willing sellers if PIF wanted it. It's an extremely difficult area to develop due to remediation required and the other adjacent landowners needed to make a workable joined up site. It also remains questionable in terms of viability at North East land values. This is why nothing has happened for years.

 

A stadium led regeneration plan with foreign investment where traditional sale values aren't as relevant would be one of the few schemes that could consolidate and deliver that entire area, tbh.

 

I don't think the club are interested, but it's probably one of the easiest doors they could push if they wanted to.

I think people are using Leazes Park and Castle Leazes synonymously.

I think there's generally a conflation between the two sites, and somewhat understandable given the closeness and that you probably would need some impact on LP to do a Castle Leazes plan. But it's far more viable than a Spurs-esque rebuild directly on LP that would be, IMO, an absolute non-starter.

The other thing with Castle Leazes option is it's close enough to the city centre to still benefit local businesses, and use all existing transport infrastructure, but it probably is that bit further away that would mean more concession revenue on site like Spurs stadium gets if you created a very good/different offering to local pubs (similar to what has been achieved with Stack).

Also a side point but the uni don't have permission to build the new blocks yet, even though they've cracked on with demolition of the old ones.

Also can say by being close-ish to this, that nothing has really progressed with any developers yet, all just 'being talked about' still, from what I understand.  

 

However HE have mopped up all the old garages/warehouses from what I understand, that were causing 'delays' and conflicts, hence why no one has actively done anything about it beforehand.  Doesn't help that a lot of it is on the old leadmill site iirc.  Ground is contaminated to fuck. However HE have grants in place to assist a developer to remediate this.
