The arena is a touch over a 10 minute walk from central station, 1km. If that's too far, then we might as well just stay at SJP. (Also 1km from central station). I totally agree that any new stadium has to be in the centre, and the arena is that.

Champions league qualification season we won 19 games and averaged 1.87pts per game. Won 10 already so we could well exceed that, or certainly be very close. If Isak stays fit! (These are Howe's seasons, hence 21/22 had a good ppm).

So 66 points is the average needed for 5th, we've got 35. 31 more needed, 11 (winnable) home games plus 8 away.
