Tbh, I couldn't care less about executive banqeuting or luxury hotels/apartments, conference centres

All I care about is Newcastle having a good team, good manager and being able to challenge in the right end of the league. Will this new investment lead to further money being able for players and more money for investment in the whole playing side of things? If yes, then good and i'll be happy when we start reaping the beneifts.

I fear its just a method for the chairman and directors to line their pockets further

Agree fully with everything you've just said here and see no point elaborating on it. I'd be happy for us to play in a 10,000 seater stadium as long as we were winning and playing with pride and for the shirt.

This will be dosh from loads of investors, not £300 mill from the club, Freddy will probably even manage to get more funds for players out of this deal. Its all good news, cheer up you miserbale fkers. :D

Can't fill SJP now, never mind with 60,000 BUT I do think its all good news, and I am sure they won't blow £300 mill and not have money aside for new players.

there were 52.000 this weekend - with the season as good as over and playing a shite team. i think another 8k would be ok - especially for epl matches. but we probably wont fill up everytime anymore then...

......I'm afraid it's another 300m long term debt, and part of it is used to solve the cash flow problems currently mounting.

Jesus.

It's not going to be long term debt man. James said earlier in the thread, this will be backed by investors. What, imo, happens is that since the club owns the land, they 'lease' it out to these 'investors' who will develop the land into hotels, casinos etc. etc. whatever and sign a contract for something like 10 years or something similar (obviously with option to extend) with the club. Whatever gets developed isn't 'owned' by the club, only the land is. Whatever profit these hotels/casinos make isn't the club's profit. It'll be the investors' profits. The main good thing about this is that since the land around St. James' is obviously valuable and very attractive, Freddy has actually done a smart thing by 'leasing' it out and negotiating into the contract, a development of the ground which will be funded by these 'investors'. To them (Fred and the investors), it's a win-win situation.

Haha aye I feel the same way. Think of the possible positives it can bring :cheesy:

You can only laugh at what comes next on the Nufc rollercoaster and I still have faith we'll spend relatively big in the summer. He HAS to get lots of players in, he has no choice, his job is on the line and the natives are getting restless :knuppel2:

Does anyone know how the deal is set up? Can you just borrow £300m to build something with only the building itself as security on the loan?

well what i see (probably wrong) is a deal to create a hotel etc... with outside investors but out of this while the work is going on we can expand our stadium at the same time (hotel backs onto ground or summit).

It's not technically borrowing. The hotels and stuff won't be owned by the club, so we don't technically have to borrow any money to build all that. Someone else is doing that and they'll own it, the club will still own the land though and get a 'free' ground extension.

i generally think it is a good deal - i agree that we've got to move forward football-wise, but certainly also business-wise!

I see. I figured it wouldn't be owned by NUFC directly, I just wondered whether NUFC would be putting up any security. Do you think Freddy'll brag to the fans about the free extension and screw the club on the lease for the land?

I suppose the most important thing is they aren't risking the club's assets.

So in short - we have land to build on but no money to do that so were getting outsiders to do it in return for extra income and a few more seats!?

Or maybe its just to up the value of the club with planning permission granted

If that's the case, wouldn't it make more sense to get money from the investors to reinvest in the team rather than getting an extra 8k seats which, tbh, are you desperate for?  If there was a queue of people waiting to buy season tickets I could understand it more, but surely the quality of the playing squad should be of paramount importance?

For no particular reason I think this is more a way of boosting the value and the profile of the club to a potential buyer rather than any obvious benefit to the club's fans.

But surely having an extra 8,000 or more seats in the ground is a way of providing continuous revenue to the club, rather than just receiving a quick influx of money for the current manager to waste? I agree that we need a good squad and good results to fill 52,000 seats these days, let alone 60,000, but there will surely be plenty of money available in the summer for the squad anyway and certainly enough to get the vast majority of the players we "need".

In a time where the club are criticised heavily for not building towards the future, I'm personally impressed by the proposals on hand, although I do think the timing of the announcement is nothing more than an appeasement. I wouldn't be surprised if none of it happened or if the ground expansion plans were rejected, but I certainly couldn't fault NUFC/Shepherd if there is substantial belief/truth behind all of it.

If it does go ahead then it's encouraging to see us continuing to move forward on the business side of things and into realms where our annual income should only increase because of the sheer number and quality of developments/businesses located in and around the stadium. Of course, keeping Premiership football is absolutely essential to keeping the ground full and if we want to fill an extra chunk of seats we will need to improve on our current plight - before the stand is fully extended, at least (probably gives us about 3-4 years, I'd assume).

Also, having a ground of 60,000+ offers far more than just money to the club, when you think about it. It makes more sense to me than getting a one-off injection of cash that has no gaurantee of being spent correctly in the first place.

The post below yours explains the reasoning very well. Like I said earlier in the thread, it's a good thing but just happening at the wrong time. Nonetheless, we're planning for the future which is a good sign.

Even better if it's a lease rather than full ownership, we get paid whether the complex is full or not

although I actually doubt we are just leasing to a developer, it's probably a partnership deal of some kind

Totally agree that receiving a one-off chunk of money, no matter how large or small, is no guarantee that it will be spent wisely.  But that's what the Directors are in place for, to ensure that the money coming in is utilised to its maximum potential for the benefit of the shareholders.  Offering another 8k seats in 3/4 years time may be beneficial to the club.  If the club is successful, then there is every likelihood that those extra seats will be filled.  I would see the concern being would the seats be filled if the team continued to perform for the next 3/4 years as it has for the last two season?  Until Souness went, relegation last season was a distinct possibility.  This season relegation is still a possiblity, not likely admittedly, but not yet ruled out.

My overall impression of most clubs is that success on the field is important to ensure off field success follows.  Sure, there are exceptions, but generally I would see it as more beneficial to NUFC to have a successful team now and for the next 3/4 years rather than going to an enlarged  stadium at the end of that period.  I would be more receptive to the idea of 60k seats in 2011 if I saw now plans to overhaul the playing staff, get the wages under control, get motivation on the pitch etc etc.  The stadium plans are laudable but I just think there are other matters which need attention first.
