    Yeah, what would be nice is if the Sela site was retained, but with permanent buildings instead of shipping containers. Leazes Park now starts where the Gallowgate is, and there is a wide path leading from the Sela park, over the Strawberry Road, which is now a low traffic/speed limit road. As you enter the Leazes Park from where the Gallowgate is, each side of the path has those old SJP gates permanently open. The old SJP site is landscaped, with wide paths leading through the older part of Leazes Park, to the new stadium on Castle Leazes.

    Next season Everton will have a better stadium than us. If Villa go back to their expansion, they will have a stadium that is at least on par with us. West Ham may not have a better stadium than us, but they have a bigger capacity one that can get London ticket/food/drinks prices. A simple stick a level 7 on top of the Gallowgate end is not really an option. I’m not convinced that we would get a temporary stadium, however I am convinced that if we do stay at SJP, we’ll have a total rebuild.

    There is absolutely no need for the Strawberry road behind the Gallowgate, especially on a match day when it’s closed in anyway.

    How? If it is a SJP rebuild, it will be Sunderland. For as much as I believe they would pay £2bn-£3bn for a new stadium, I’m not convinced they would pay the hundreds of millions it would cost to buy/lease some land, and put up one of those temporary stadiums Qatar had for the World Cup. As much as it wouldn’t be the fans 1st choice, I don’t think the club will allow that sentiment to overrule a temporary measure. Sunderland’s owners are not going to turn down the money of having a match there every weekend, possibly more if we are in Europe and go far in the cups. Yes their fans will start saying that we are paying them rent and essentially buying them a new player or two, and that they took us in when we were homeless etc. However the end will justify the means. I’m not convinced it will be a SJP rebuild though. I’m just not convinced the land is available around it. Even if we moved it south over the Metro station, we still have Barrack road to contend with considering we would need to move away from Leazes Terrace, and St James’ Terrace. The only option there would be to make Barrack Road 1 lane each way to try and get some more land that way. I’m not sure we could convince the council to do that, especially if we are increasing the capacity significantly.

    I’m at work, so only got the radio as company. The BBC coverage keeps getting interrupted by adverts.

    He’s not really coming across as Billy Big Bollocks though, and I’m no fan of Parish at all. He’s in a negotiation, he wants to get as close as he can to the valuation that he wants. He knows he’s not getting £70m, likely not even £60m, but he’s not going to come out and publicly say the deal is done or even close when no deal has been agreed.

    We only own the stadium, we don’t own the land. Aside from scrap metal, there won’t be much to sell.

    Eh? Building it wouldn’t impact our PSR. Might as well just build it and rake in the money from matches and other events.

    The guy who owns the houses behind also somehow owns a small strip of land outside the turnstiles. He’s just trying to be awkward in the hopes that our owners end up buying it off him for what I presume will be a massively inflated fee.

    Spurs and Arsenal were still limited by site size. In Arsenals case they built their stadium 20 years ago, if they were to do it today they would go bigger. Man City are in the process of expanding. Liverpools plans is to have a 70k-80k seater that they are doing in stages. Man Utd are wanting to get as close to 100k as they can. Aston Villa want a 50k-60k stadium and have even put that on hold to determine if their upturn in form and demand holds. West Han have a 60k+ stadium, Everton will have a 52k stadium next year, and they are on the doorstep to Liverpool.

    It’s going to cost billions, not a couple of hundred million. Even if we do stay at SJP, it will have nothing of what it currently does.

    Not really. We already know that the feasibility report is due, and that was before Man Utd started talking about a new stadium. They are trying to prepare the fans for news, and might be trying to appease those who may not agree with what the decision is. We have also parked our tanks on the Premier Leagues lawn. ‘We know that Man Utd want to build a new stadium, we know that currently there is no rules preventing us from spending a fuck load of money on a new stadium, don’t try to bring in rules to prevent that’.

    I’ll be honest, if we can get Castle Leazes, or to a lesser extend the arena site (can still be bought if we give the Home office an alternative), then I would be dissapointed if we stayed at SJP if it means we can’t extend as much as we hope, and there would be too many compromises.
