Not sure if this was already a thing but if that's based on my earlier post then full disclosure I was just making it up and I've got no idea if they'd be allowed to make Leazes Terrace into an ultra classy conference centre hotel and bars venue :lol:

Looks to me like...

 

Red = Key boundary lines. Stadium and two streets of terraces.

Blue = Traffic route

Yellow = Metro line and potential extension

I very much doubt we’d have a bubble effect of cladding, the only bubble effect I think we could go for, is something like the Sage.

The stadium like it or not is going to have things like restaurants and bars within it that are open on non match-days. This is going to require the stadium to have some sort of street level and possibly upper levels of openness/frontage. Blank wall/cladding isn’t going to work, and we’ll need this street level interaction for the day to day amenities to function. Let’s assume that we are locating it in Castle Leazes, or Leazes Park, are you really going to blank out a view to those parks from inside the stadium? Are you really going to cut off the building from the outside? If you are just strolling through the park and see a building with no activity, you’ll just ignore it. Open it up, some walls of glass with people drinking and having meals etc inside it, and you are tempted to go in.

Even if we have the stadium on the arena site, the same rules apply for the riverside.

His first tweet with the outlines certainly confused the Twitter lot, not sure this bloke tweets regularly and seems clued up, don’t think he would make this up.

 

This pic makes me wonder how they’re going to do it though, if they’re not encroaching this much ?

Building along the edge of Barrack Road looks possible while losing as little of LP as possible.  Struggling to see how the bandstand at least wouldn’t be impacted.  But you can reduce the footprint by building up - as in having the stadium built above bars, restaurants, shops, even parking etc.  And by finishing three stands - assuming 70k capacity - you could get all the current ST holders into the new ground before demolishing the current SJP and completing the new ground.

IF what he is saying is true, then it would still mean that we would need to find somewhere else to play, as SJP would have to be knocked down to complete the rebuild.

If you aren’t encroaching on Leazes Park all that much, then that basically means we are building over the car park and that’s it.

I'm very sceptical. 

 

He doesn't seem to actually know what the plans are but he's got a hold of a slightly wonky image and a tiny snippet of text?

 

Plus that picture doesn't really show anything other than "We can't just extend L7 all the way round because all of this stuff is in the way". He seems to suggest a rebuild on the current site is what the picture is referring to but I don't see any evidence of that.

 

I'm much more inclined to believe Hope that it's either extending the Gallowgate or rebuilding somewhere else.

Still don't think an on site rebuild is possible due to 1. LP encroachment and 2. I don't think you could build it without at least some time at another ground. Depending on where the footprint sits you basically increase one or the other factor on a sliding scale.

 

That's not referring to a gradual rebuild of all sides btw, which could be done, but would retain the capacity limits as discussed.

If they’re not encroaching as much as those mock ups of a stadium suggested, possibly as The BrownBottle suggested they’re moving towards Barrack Road and just more in to the car park.

 

Not sure it’ll be rotated, but might explain the wrap design if they’re still short on room towards Leazes Terrace possibly.

Are the pictures he’s posted not the old ones? Thought he says the plans look different to the images?

I don’t know, I don’t have a Twatter account so can only see the posts on here 

 

But if he’s a construction lawyer who’s seen some highly anticipated large scale plans that aren’t in the public domain and he’s revealing what he’s seen in those plans via posting imagery and commentary on Twatter then I’d be questioning his discretion
