Because construction costs are more expensive then even just 3 years ago. The stadium may include more surrounding infrasructure building / more premium quality etc.

As ever with the premier League, these things are not crystal clear. The only public information is the premier league handbook which is not particularly detailed and does not reflect any case law / precedents set from previous cases and decisions. 

I am probably mis remembering but I read or heard radio discussion that Spurs use the stadium depreciation costs to offset the interest in their PSR calculations. The depreciation was slightly higher than the interest too so actually helped. 
 

This would have a year or more ago so could be out of date or simply me getting it wrong.

The cost of the new Gateshead arena has soared despite being in North East. Everton’s new stadium cost 750 million and apart from location is pretty basic.

 

If this is going to be 70k and best in class i’m pretty sure it’ll cost anywhere from 1.5 to 2 Billion.

I want to build a holiday house

 

I expect it'll cost £500,000

 

When the house is built, it'll generate money because people will pay to go there. My other smaller, older, less attractive holiday house in the area is fully booked all year round and has been for years

 

I'm sitting on a fuckload of savings, some is invested and some is cash in the bank. There's enough to pay for building a £500,000 house outright

 

But I'm not ploughing a huge chunk of my savings into the house build

 

Mortgage rates are relatively low and I'll be able to get a mortgage easily

 

I'll put some cash from savings into the house. I'll borrow some money from the bank at a good rate. I'll continue to invest some of my savings. I'll keep some savings available as cash for liquidity purposes

 

When the house is built I'll get income from the visitors and I can use that plus profit from my investments and my savings to pay off the mortgage

 

It's not rocket science lads and lasses

I know it’s not rocket science; but your holiday home isn’t impacted by PSR, so there is no direct correlation.

I’m a civil estimator who runs a team of more than two dozen estimators on multi-billion projects.  I can say with reasonable confidence that they haven’t gone up that much.

I wonder if people from Newcastle and specifically those near the toon are more attached to SJP.

 

To me it's hallowed ground. I lived in the literal city centre (John Dobson) for some time and the cathedral on the hill is ever present. Not just just the presence on the cityscape but the sound coming from the ground, the buzz in the centre on a gameday.

 

I obviously want us to be bigger and better, but I hope they use roughly the same area. Leazes is not far and would present similarly. :)

I left Newcastle and moved to Canada 6 years ago now… Of course gave up my season ticket which with the takeover a few short years afterwards was perfect timing after sitting through the mess before that! Anyway, even though I’ve not been back home since I left and have no plans to anytime soon even for a visit, whereas I can see the financial benefits for sure, SJP remains sacred to me and I would be very sad to leave

Not me. I love SJP but it's time to move if we can't get the ground up to any sort of standard that is remotely near the other top grounds in the country. I want everything that other grounds have, great beer, lots of food and ease of access to all facilities.
