And that would be the justification made in any planning application, that the benefits to the improvement in the setting of the Grade I listed building and social and economic benefits of the new stadium outweigh the impact on the Grade II listed park. Not that is really makes any difference but, unless there's a condition or legal agreement that specifically limits the use to student accommodation only, which I don't believe there is, they're just apartments and could be let to anyone. It means the owner of the building that is nearest to Leazes Park won’t be appealing against a new stadium on Leazes Park. That is aside from the private apartments further back. I also do believe that the club in time will turn it into a new boutique hotel where they sell reservations as part of premium hospitality packages. You will still have people like England Heritage/Historic England who would oppose any infringement further towards Leazes Terrace despite us owning it. We also have to remember that there is a road immediate outside of the East stand which will be a public right of way.
