And that would be the justification made in any planning application, that the benefits to the improvement in the setting of the Grade I listed building and social and economic benefits of the new stadium outweigh the impact on the Grade II listed park.

Only problem with this image is that a stadium that size would be about 40k capacity at best. I think people underestimate how large SJP's footprint is and how big a footprint a 70k stadium would need to have.

 

Great news about this latest move though. I think Leazes Terrace will become part of the new stadium complex and probably be a hotel, to accompany the all-new stadium.

You could redo the insides with period like features and have it as a boutique accommodation option for corporate fans. It’s easy enough building a student accommodation block where the Stack is (as part of a new permanent fanzone) that houses more students and can generate even more income for the club.

Not that is really makes any difference but, unless there's a condition or legal agreement that specifically limits the use to student accommodation only, which I don't believe there is, they're just apartments and could be let to anyone. They're actually marketed as "luxury apartments ideally suited to students".

Yes. The south-west facing side has been student accommodation for many decades while the north-east facing side is private apartments.

It means the owner of the building that is nearest to Leazes Park won’t be appealing against a new stadium on Leazes Park. That is aside from the private apartments further back.

 

I also do believe that the club in time will turn it into a new boutique hotel where they sell reservations as part of premium hospitality packages. It could also be used for officials that are required for other mainstream events.

I think it does as well tbh. It indicates we're doing something, meanwhile all the same planning issues remain regardless of us owning the place. There's smarter planning bods on here so they might disagree but - imo - even if they managed to change it's use to something other than residential, it's still a Grade I listed building. I'm not sure there's any East Stand expansion that doesn't have a detrimental impact to the setting of those historic assets.

control as much land as humanly possible around your stadium and bonus points if its land immediately adjacent. smart move.

This is it.

You will still have people like England Heritage/Historic England who would oppose any infringement further towards Leazes Terrace despite us owning it.

 

We also have to remember that there is a road immediate outside of the East stand which will be a public right of way. We don’t own it, and it will be difficult to get that public right away taken away.

I heard about this from the official app sending me an alert, which I suppose is an indication of something, but couldn’t they just be looking to build some tacky hotels with the existing building?
