I just assume owning land and leasing it out near a popular and massive football stadium is a lot smarter then selling it off and losing all control of that site.

 

Yeah, depends on the value of land in Newcastle I suppose. And would a hotel chain invest in a new building if they don't own the land? I don't know the ins and outs really.

Even if we could fill it, the benefit to doing so would be marginal because of how unimportant ticket revenue has become compared to TV.

 

i'm starting to become disproportionately annoyed with this fucking bollocks like, it's starting to creep in far too much

Depends what we sold it for. At present it made £82k a year for us so without knowing the price its hard to say

If the cost of using the land to develop the stadium is already prohibitive (£300Mill the article said Shepherd was looking at, years ago) which means extending over aforesaid land is a non runner already. Realising many years worth of "lease" payments "up front" makes perfect business sense. Selling it for £2Mill would be the equivalent of 24 years worth of lease payments, up front.

people jacking season tickets: doesn't matter, ticket revenue not important these days

offering cheap ST's to people back instead of spending on the team: doesn't matter, ticket revenue not important these days

selling off the land and likely possibility for future expansion: doesn't matter, ticket revenue not important these days

You did not read that article properly.

 

Did like, even if you roll in casino's, conference centre's etc. payback would be unrealistically long. If I remember it was the complexity of any structural work because of the Metro underneath which killed the previous thoughts on expansion, as much as the rules on Casino's, that hasn't gone away.

 

Whatever, expansion of SJP via the Gallowgate is not feasible, from a financial standpoint. Best expansion would be if we can knock down behind the East Stand, which we can't, stupid council and listed buildings holding back the club eh?.

 

If we need to expand, the only way to do it would be a new ground.

If you look at the area carefully, any expansion go the Gallowgate similar to the Milburn stand would actually take the footprint of the Gallowgate to roughly the curb of the road that is there.

 

Initially when it was first expanded it was thought that it would be more complicated to build there because of the Metro lines but the Metro lines shouldn't pose a problem because they are further south then where the ground would sit and engineering has came on since the last expansion.

 

Any development on the land for sale shouldn't really pose many obstacles in our way. It's a shame to see that the club clearly don't want to expand SJP but on the other hand why should a pice of prime land in the centre of Newcastle go to waste?

God maybe not making anymore of it but plenty of other people are. Holland, Scandinavia, UAE, China. All places where they are making new land.

Because the grounds they have aren't big enough for their needs.

 

And we know for definite that our ground will always be big enough for our needs, might as well fuck the land off.

Jeez, I never said that.

 

Realistically we have one of the very biggest grounds in the country and in Europe. We could fill (for example) another 10,000 seats if we were regularly in the CL and challenging for the title again, but then you still have the cost to build it and the time it takes as a project.

 

By all means keep a bit of land on the off chance we might want to use it at an unspecified future date, if it makes you feel better about our position as a club. All I'm saying is that in practice it doesn't really matter either way.
