Amanda Staveley is closing in on a deal to buy Newcastle United from Mike Ashley for around £300million - but fears over relegation are the final sticking point.

Financier Staveley and PCP Capital Partners are hopeful of reaching an agreement with Ashley and a deal could be inked as soon as next week.

However, we can reveal that the team’s fortunes on the pitch are holding up the process and Staveley does not want to pay the full price should they drop back in to the Championship. Similarly, Ashley is reluctant to accept a package with a significant relegation clause.

To help avoid that eventuality we can reveal that Ashley has agreed to fund Rafa Benitez’s January transfer spending on the proviso he is reimbursed when the takeover is completed.

While no agreement has yet been reached, sources have told us that the two sides have struck up a good relationship, with Staveley telling friends she respects Ashley’s deal-making nous.

Crucially, they both want to strengthen the squad in the new year to give Benitez the best chance of survival. It is thought the Spaniard will have at least £30m to spend and possibly more if a deal can be agreed in the next fortnight, although it would take another month for Premier League checks to be ratified.

Ashley returned from a holiday in the US earlier this week and we understand that his future son-in-law, Michael Murray, has been taking the lead on negotiations in his absence.

Staveley met with Ashley for the first time last week at the sports retail tycoon’s favourite curry house in Hampstead, north London.

The low-key Paradise restaurant was the setting for talks between the pair and was also attended by newspaper and magazine owner Richard Desmond.

Money for the deal is coming from Staveley’s personal fortune, as well as her backers in the Middle East and China. The 44-year-old will be the face of the club if the takeover is successful, taking a hands-on role in day-to-day matters.

It was previously claimed a mystery rival to Staveley was preparing to make a bid of their own, but no offer is thought to have emerged.

As reported by Sportsmail last month, advertising of Sports Direct around the club will continue in the short term, although supporters will accept that if it means a new owner after a tumultuous decade under Ashley.

Advertising will remain short term... Guessing/hoping that is just until the end of the season

Hopefully nothing replaces it around the stadium as well and it's just removed. Hate what his branding has done to the overall look and feel of the place.

Didn't someone in the media claim it was bollocks that it has to take 4 weeks for the Premier League to do their checks?  Can't remember who said it though.

Mark Douglas. Said 'these can be done VERY quickly, whatever you've read'.

Are any among us seriously thinking Rafa is going to get absolute millions and millions to spend in January?

I don't think we'll get the keys sovereign wealth 'Man City Style' - we're just not that lucky.  But 'if' the buyout does happen I think any buyer would be foolish not to give Rafa tens of millions to try and keep us up.

Clarify millions.

I will ask you the same. Put a figure you may assume.

Id be thinking 30m budget plus sales of existing players or also reduction of wage structure in loaning our own or selling, this in turn allowing in more expensive earners in on loan.

We would need two big transfers, and two big loan transfers.

Dont take the piss here, but if it is in anyway possible.

Shaw on a loan to buy.

Batshuayi on a loan.

Buy and spend big on a goalkeeper.

And spend big on a holding midfielder that can protect the back four and play a bit of football.
