Don't think it is. New DWP site is owned by them though.

Yes, the HMRC "Newcastle Regional Centre" at Benton Park View (BPV) in North Newcastle, is not owned by the Reubens, but the new 'Pilgrim Quarter' HMRC site in the City Centre is owned by them.

HMRC are moving there from BPV in 2027, I don't think there is any involvement with the DWP Department.

And they fill it in that horror show of a stadium

It’s much improved now to be fair.

nah, who’d have thought West Ham would fill 62k 10 years ago , we’d fill it no problem as long as we were in the top flight .

We’d fill 60-65k every week if we are doing well, but talk of 80k + would see us with a white elephant and lots of empty seats on a regular basis IMO.

Safe standing will go to 1.8x in the next couple of years once safety at 1:1 is established. Plus a few thousand expansion in seats and we’re laughing at SJP. No need to move out of the city.

That's the ideal scenario. Safe standing plus an extension of the Gallowgate would take us to around 65k which I think is perfect. Hopefully they can increase the capacity in safe standing areas in the coming years. Watched a couple of Bundesliga games on TV yesterday in Stuttgart and Cologne and they really pack them in behind the goals.

Maybe they did a deal as part of the relocation?

That sounds possible, but is unlikely.

The eleven large office blocks at Benton Park View are government owned (as is the land) and have been leased to HMRC. The eleven leases expire at different dates up until 2027, which is one of the reasons why HMRC need to move out.

Another reason for the re-location into the City Centre is that HMRC have, over recent times, given up all of their many hundreds of buildings around the UK and concentrated all of their activities into 13 "Regional Centres", with the Newcastle Regional Centre at BPV being far and away the largest, with some 6,700 staff members currently.

When the new HMRC building at Pilgrim Quarter opens in 2027 it will house some 9,000 staff members, as the opportunity is being taken by HMRC to close the very last of their 'other' buildings in the North East of England, at Emerald Court in Peterlee and Waterview Park in Washington, thus increasing the "BPV 6,700" up to the "Pilgrim Quarter 9,000".

HMRC policy is to have all thirteen of their Regional Centres in City Centre locations, with the Newcastle Regional Centre being (prior to 2027) the only one not in a City Centre office block.

So, I do not see BPV as a possible location for NUFC, as it presently stands.

It seems nearly every PL club has home supporters standing in large numbers behind the goal (or both goals). I even noticed Arsenal have been doing it recently. Like it or loathe it, I do think it adds an extra something to the atmosphere and the experience of the day.

Ever think it would catch on at SJP other than a pocket in the Strawberry Corner? (Before implementation of any safe standing of course)

Anybody who would support an out of centre stadium wants to try going to Falmer on a Brighton matchday to realise what a hideous idea it would be. The transport bottleneck of getting 60,000 people into and out of the same peripheral location at the same time by Metro/Bus/Car would be so bad it would pretty much ruin the entire matchday experience. In fact somewhere like the BPV site would be pretty much unworkable at the scale of crowds we get.

The city centre location is brilliant not just for adding to the experience of a matchday and for the agglomerative effects it has to the city centre businesses but it's also ideal for transport logistics.

100% this. It remains to also be one of the best and most beautiful stadiums in the country when it's at it's best.

Hey you, consumer, you can stand to take your seat or to leave your seat and before the kick-off and after kick-off, but when the game is in play, if you stand you could kill yourself or others or even stop the game with your standing, please don’t stand consumer. Know your place. Fucking pathetic!

It’s like the Covid carry on with the bars, you can only drink until x time where it’s safe, but after x time it’s not. But why, because Covid might come out after X time and get you. But what if it comes out before then?! Nah, you’ll be fine if you just stick to the rules! The whole football stadium safety legislation for fans needs reviewed, fans can stand, rave, jump around and create mosh pits in cramped places at gigs with beer in their hands, but people standing up next to their seat at a stadium is BAAAAAD and LETHAL! Same applies to not being allowed a drink at your seat. Fuck off!

I've yet to meet or hear of anyone who would prefer an out-of-centre stadium location.

My belief is that a state-of-the-art stadium of about 70,000 capacity should be considered for the club to expand and for potential urban regeneration and civic enhancement - PROVIDING it was in a central location within easy reach of metro and train (like the Arena site).

I think if we can somehow get to 65,000 at St James park or at least over 60/62k that will do.

70/80k doesn’t mean more noise , it will bring in more (tourists)

I would prefer 60k noisy fans in the same (historic stadium)

we don’t need the small amount of  money that we will generate from 10k extra ticket sales

The big money is in the tv revenue / qualifying for champions league / sponsorships

That's not what it was about. The longer the bar stays open the more the risk of contamination grows. Then you have to do a deep clean, and sterilise the bar for the next opportunity to open the doors.

Should have just been kept shut, TBH. But then 'eat out to help out' would have been impossible.

Interesting that this redevelopment by Leicester to increase capacity by 8k doesn’t seem to expand footprint of stand by much. Surely a glass structure similar to this which doesn’t block light could be used by us to redevelop East Stand. For all we might be able to redevelop the Gallowgate, I still think ultimately it will depend on East Stand redevelopment whether we stay at St James. In its current guise the owners will never be able to class St James as a world class stadium, which ultimately will be the aim.

Am I right in thinking any stadium improvements / build don't count towards FFP?

We know we need to expand / move and staying at SJP is priority.

Could we not build a temporary stadium similar to the shipping container one in Qatar say near the Arena , demlish and rebuild SJP then the containers are reusable afterwards. More preferable to either the Stadium of Plight , or Gateshead
