Which of these options are the most likely if you’re a savvy investment fund ?
 

A) Spend £25,000,000 to buy and then knock down a Grade II listed building and create public fucking outcry that Saudi’s have come over here and are destroying our ancient architecture with bulldozers.

 

B) Spend £25,000,000 to buy a commercial enterprise that generates significant amounts of revenue even if they do absolutely fuck all to change the building and when you meet local building owners to try and push through your plans for a new stadium in the park this happens:

To be fair anything to do with real estate and construction from the club I think will be lead by them, they have the experts in the U.K. on these matters.

IF they are going down the expansion route getting rid the tge potentially planning light and overbearing impacts and civil law right to light issues is significant.

 

Chelsea's stadium was kyboshed by just one neighbour who wouldn't budge on their civil law right to light.

 

And there is a potential justification of the public benefits outweighing the harm to the setting of Leazes terrace and loss of part of St James street.

 

But that would be a subjective judgement for the Council, and potentially Secretary of State. None of us could really know which way that would go.

 

But, I'm with you that I can't really see the scope for a meaningful expansion of the east stand.

Aye but we know that we can’t fit a bigger stadium on the same footprint. Parts of SJP backs onto the back of St James’ Terrace in the current configuration, so having the massive gap between it and a new bigger stadium like in your image is unrealistic.

That would fit in well to an onsite hospitality option with hotel/spa in the terrace.
