The 80m euro is just an option I think?

Its now a 65m Euro obligation with the loan fee increasing to 16.5m.  So they're paying less than they would have before if they ended up choosing to sign him permanently.  But they now have no option but to complete the deal next year.

Think they're panicking a bit after missing out on Wirtz and Woltemade, and Chelsea were then threatening to recall Jackson and all.

As revealed, no they didn’t. Jackson’s buy obligation activates only after 40 starts this season. Bundesliga’s only 34 rounds so chances of that happening is zero, even with DFB Pokal and Champions League.

Sorry for that mate. Jackson was not enough interesting to read this through, but still my mistake. Chelsea did not bother to read that loan contract.

All good  After the transfer news broke it was being reported as an "easy" obligation and a big fee by the usually-reliable journos.
