The late nineties plans for Castle Leazes had most of the present land the ground stands on being returned to greenery. I believe any new developments could be planned along these lines, even improved upon if money is no object. A new 80,000 capacity stadium wouldn't necessarily have to have much more of a footprint than the present ground and demolishing it would open up the view of the listed Leazes Terrace buildings; much more pleasant for the occupants, surely than having the East Stand looming over your house. That land is mostly built on now, being built on, and has plans to be built on. There is nowhere near enough land there now. Additionally we need those buildings big. The Helix complex will bring outstanding research and scientific facilities to the city and is vital for increasing the skilled job sector in the city. I imagine they'd have to upgrade Gateshead International Stadium first and shift there for a bit? Kingston Park wouldn't do, and all other grounds are tiny. No matter where it is though whether it’s Sunderland, Middlesbrough, Edinburgh you’re going to have 25-40k all going to one city which could be chaos, particularly as two are rivals.
