Imagine if leazes terrace got flattened and then we were only able to build half a stand because st James terrace is still there

The best solution for the east stand is to buy and apply to demolish 2 of the grade 2 listed buildings on st James terrace, then build halfway across the road which is probably the limit of how close it could be to leazes terrace. That could probably get it nearer the height of the current gallowgate which is an improvement.

No doubt people will gan on about right to light, the small car park or the road that leads to nowhere but it's more realistic than demolishing a whole fucking street of grade one listed. I think there will be compromises and that's as good as it would gets. However gallowgate would need done first to hoy all east stand ST holders in for a year or two

Maybe we can move Leazes Terrace brick by brick? To Beamish?

Here we go..........again.

That would be an atmosphere killer if ever there was one!

It has to happen though. There's no where else to put them

Maybe during the construction process there could be an old paddock style standing area if health and safety permits

Never get planning permission there’s a new generation of Dolly Potters waiting in the wings, would have to be Castle Leazes and would still generate huge opposition.

Thats the reality like. We were even lucky to be able to increase the leazes nevermind try and take the whole park.

Planning applications are approved against huge opposition all of the time, pretty much every major application has public opposition and the level of opposition is not a material consideration.

Dolly Potter didn't stop the Castle Leazes development, John Prescott calling it in for determination by public inquiry and then John Hall withdrawing the application did.

There would have been nothing to stop the club continuing with the Castle Leazes application alongside the St James' expansion application.

I think if Hall had lasted out we would have got permission on Castle Leazes eventually, don’t think we’d get permission on the Park though.

The Castle Leazes development included part of the Leaezes Park being built on. Yes it seems unlikely that we'd get permission to completely obliterate the park, but loss of part of the park with compensation on the existing site of St James' Park, with benefits to the setting of Leazes Terrace together with the public benefits of a new stadium, seems likely to have a good case to offset the impact of that.

It's doesn't have to happen. If you check the Ts and Cs you have no right to renew your season ticket. You get it on a yearly basis, unless you're on a long term deal but they'll all be finished by then anyway.

I agree the club will accommodate them, like they did when they kicked fans out of the Milburn Stand in the 90s, but they don't have any obligation to.

Probably around 4k ST holders in the East stand so there would be enough room to dot them around the other 3 sides of the ground if they wanted.

More likely doing something with the lights or just cleaning them. Doubt two workers can hold those letters on their own and bring them down. They're big. But hopefully, they will get round to changing it eventually though.

Just build a new stadium on Leazes park

people keep forgetting the bandstand, all the steps and stuff at the top of the park are all grade listed the same as the houses next to the stadium.

and thats the park of the park people expect to build a stadium on...

just build it on the other side of the hospital on the moor next to exhibition park.

thats where all the exhibition buildings used to be, the whole massive area was covered in buildings, the moor there isn't natural at all there and its been built on in the past so...

it's a 10 minute walk from the current stadium

They could move the bandstand and steps brick by brick to beamish?  (Or is it steps by steps/chunk by chunk?)

or even just a couple of hundred yards to where sjp is now.

Far more realistic. When you think the small plot your taking about in the leazes isn't exactly in tip top condition. Like you say St James' park could then become 'a park' and give the council an opportunity to restore the grade 1 listings that have been neglected when moving them to their new location. Leazes terrace would actually benefit from the move

The park as a whole is Grade 2 listed, but that's not the same as Leazes Terrace, which is Grade 1 listed. There is a massive difference in significance between Grade 1 and 2. Only around 2% of listed buildings are Grade 1.

Grade 2 listed buildings/parks in particular aren't sacrosanct, they can be altered or completely demolished with adequate justification

The loss of a corner of the park could potentially be justified against the public benefits of a new stadium and heritage benefits of improving the setting of Leazes Terrace.
