That could probably get it nearer the height of the current gallowgate which is an improvement. No doubt people will gan on about right to light, the small car park or the road that leads to nowhere but it's more realistic than demolishing a whole fucking street of grade one listed. I think there will be compromises and that's as good as it would gets. However gallowgate would need done first to hoy all east stand ST holders in for a year or two Maybe we can move Leazes Terrace brick by brick? To Beamish? Here we go..........again. Planning applications are approved against huge opposition all of the time, pretty much every major application has public opposition and the level of opposition is not a material consideration. Dolly Potter didn't stop the Castle Leazes development, John Prescott calling it in for determination by public inquiry and then John Hall withdrawing the application did. There would have been nothing to stop the club continuing with the Castle Leazes application alongside the St James' expansion application. The Castle Leazes development included part of the Leaezes Park being built on. Yes it seems unlikely that we'd get permission to completely obliterate the park, but loss of part of the park with compensation on the existing site of St James' Park, with benefits to the setting of Leazes Terrace together with the public benefits of a new stadium, seems likely to have a good case to offset the impact of that. If you check the Ts and Cs you have no right to renew your season ticket. You get it on a yearly basis, unless you're on a long term deal but they'll all be finished by then anyway. I agree the club will accommodate them, like they did when they kicked fans out of the Milburn Stand in the 90s, but they don't have any obligation to. Probably around 4k ST holders in the East stand so there would be enough room to dot them around the other 3 sides of the ground if they wanted. When you think the small plot your taking about in the leazes isn't exactly in tip top condition. Like you say St James' park could then become 'a park' and give the council an opportunity to restore the grade 1 listings that have been neglected when moving them to their new location. There is a massive difference in significance between Grade 1 and 2. Only around 2% of listed buildings are Grade 1. Grade 2 listed buildings/parks in particular aren't sacrosanct, they can be altered or completely demolished with adequate justification The loss of a corner of the park could potentially be justified against the public benefits of a new stadium and heritage benefits of improving the setting of Leazes Terrace.
