Semantics as the development is adjacent to Strawberry Place. That's the one I meant and it's an issue if the developers do build it.

1 x Residential, not for students.

2 x Office Blocks.

1 x Radisson Red Hotel (the tallest block of the 4).

You know for a fact that the club will want to buy the land back. And it would easy return for the developers with none of the effort or risk. But they seem to be ploughing on ahead at the moment - got to wonder if it's one big game of poker.

Original contractors went bust after all the materials were purchased, only to be taken over by another firm not long after was the rumour going around.

be the easiest profit for them in the world versus banking on office/resi/retail recovery after 2-3+ Years of development and continued rising labor and material costs. From a hotel perspective I couldn’t think of a worse brand for something that close to that magnificent ground of ours. Those developers haven’t a clue.

When you have a sportswashing project with unlimited funds next door the potential sale value far outstrips the normal market value of city centre land in Newcastle and the potential profit margins. I'd be amazed if they don't want to sell.

Yes, there is a definite chance (a strong chance) that the club will be able to buy the St James' Metro Station Car Park land back.

 

Particularly with Jamie Reuben involved, as the 'Reuben Brothers' already own many large areas of the City Centre already, and property/land development is his primary business!

Nah...their specialist subject is 'guessing'. Say 100 things and if one out of that hundred is correct claiming that their sources at NUFC told them. The other 99 are immediately forgotten.

Not sure what is actually happening with the land at the car park, but those that did originally buy it are dodgy as fuck.

 

We did a load of work for them on another project *cough Hadrians Towers cough* of theirs and it's been nothing but a ball ache.

I did, although others might have too. From rough measurements on Google Earth it would result in a stand the height of the Leazes 12m from Leazes Terrace, there's precisely 0% chance of that being acceptable both in terms of heritage or residential amenity impacts.

The cost of a totally brand new stadium elsewhere would likely be from 500m to 1bn, it would be more prudent of the owners to look at every conceivable way to increase the current capacity and to remain at SJP. I personally don’t think we’d fill an 80k seater stadium regularly, especially if it’s out of town. A 65k + capacity is more than enough and doable and would cost hundreds of billions less than a new stadium.

Indeed. But the owner has planning permission for a development which could potentially restrict extension and therefore removes any use of the land of to the club. So they have a strong hand. And like I say they seem to be going on business as usual at the moment with intention to start on site. 

 

The potential for a new Gallowgate extension and associated club related development (superstore etc) on the car park site could be incredible - bringing the metro station to life too (perhaps even incorporating entrances into the stadium?). 

 

Under any other ownership the engineering and land ownership issues of extending the Gallowgate I would have said were a complete no go simply due to cost and benefit. Not sure that is the case now.

Totally agree on this.

 

I'm speaking as someone that hasn't been able to get my ST back (the risk you take I suppose).

 

But a 60-65k stadium is MORE than enough imo and surely is more cost effective than building a new stadium. I can;t recall the cost floating around in 2007 for the extension but was it not around £50m?

The prices today would be quite a lot more no doubt, but again much cheaper than relocating and building a new stadium from scratch. I’m confident our owners will explore every option to expand the current capacity and I’m lead to believe they have committed a few million already just for internal work on the stadium.

Yeah I know they ringfenced around £9m for internal works on the stadium.

Yeah, it would be around that I think. Personally think we need more than that though. But as the drawn out arguments have already stated, it’s a choice whether to leave SJP or not.
